3 Sutherland, Hilton Head Island. This updated 6-bedroom house, nestled within the prestigious private community of Palmetto Dunes, presents the perfect coastal retreat just moments from the beach! Boasting an open layout, it's ideally suited for accommodating large groups, ensuring everyone can gather comfortably. The spacious bedrooms offer ample space for relaxation, while the private pool, complete with a Tiki Bar, provides a delightful oasis for guests of all ages to enjoy. Book now for an unforgettable beach retreat!

FREE activities included with our signature Southern Hospitality Pass! Your pass includes one free round of golf daily at partner courses like the Heritage Collection and the Brown Group. Note: This is per day, not per person. You also receive one free round of miniature golf each day at Adventure Cove and one complimentary bike from Island Cruisers to start your stay. A $25 delivery fee applies for one bike; additional bikes are delivered free and available at a discount.

Car Passes: Palmetto Dunes Car Passes must be ordered at time of booking and can be picked up at our office on day of arrival. If you do not add passes at the time of booking, our Guest Ambassador with reach out to coordinate.

Seasonal Beach Shuttle: Palmetto Dunes Buggy is a FREE on demand and door to door shuttle to the beach and Shelter Cove Marina, Shops, and Restaurants. This Shuttle runs from April through September.

Pool: 28' by 14'. The pool can be heated up to 88 degrees for an additional $1000/week, however it is not available from Memorial Day- Labor Day. Pool/spa heat can be added during check-out when booking online or over the phone with a Guest Ambassador. Last minute requests are not guaranteed and subject to a fee. We cannot guarantee pool heat maintains when the air temperature is below 60?.

* These items can be rented for an additional charge. We can provide recommendations, as needed, or you can use any company of your choosing.

CANCELLATION POLICY: The cancellation policy is outlined as follows: Cancellations made 90 days or more prior to arrival will be allowed a full refund of payments made. Cancellations made 31-89 days prior to arrival will result in a forfeiture of the full 50% deposit payment made. Cancellations 30 days or less prior to arrival will result in a full forfeiture of all payments made including pool heat, pet fee, parking passes, and any other ancillary fees. If the guest fails to make the final payment within thirty days of arrival, the guest will have a five day right to cure, after that period the reservation will be cancelled, and no refunds will be issued. Cancellations or changes that result in a shortened stay or early departure forfeit the full payment amount made. No refunds (partial or otherwise) or travel credits, will be awarded due to weather (see section 14), maintenance issues, cleaning issues, noise issues, etc. In addition, no refunds (partial or otherwise) or travel credits, will be awarded due to travel bans, pandemics, epidemics, stay at home/quarantine orders (voluntary or mandatory). PAYMENT SCHEDULE: To secure a reservation, we require a 50% deposit upfront and the balance payment due thirty days prior to arrival via Visa, Master, Discover, American Card. ID Verification is required.

Mini Getaway

Nice property, great location, very clean and spacious. We had difficulty checking in after hours, but someone responded within 30 minutes and directed us to the lock box with gate passes. Will definitely stay again! My family and I really enjoyed our stay.

Perfect house, perfect location

Overall great stay

Overall, 14 of us had a very enjoyable stay. We enjoyed the pool and it was a short walk to the beach. Home was as advertised. Spacious living/dining area. Kitchen had all of the amenities needed for us to cook. They provided games like scattergories and scrabble that we had a ball playing. Issues we ran into included 1) the pool is surrounded by beautiful trees that offer privacy and a serene setting but also means the pool can get dirty quite quickly. There was a storm our first day there and because a lot of the debris sunk to the bottom of the pool we had to wait for the pool guys to clean it out. A nice pool cover would solve this problem, 2) the refrigerator was too small for the amount of food we needed for all of us, a second fridge even just for drinks would be helpful and 3) we had difficulty finding the lights when grilling after dark. But overall we really enjoyed our stay and would return.

House was very roomy and clean. Only one maintenance issues when we checked in on Saturday about 5pm. Called and someone was here within an hour to fix it. Large pool as well.

Great clean space for families

We really enjoyed our stay here- large open living spaces were great for large groups and the big front porch was a wonderful spot to hang out. The place was clean and updated. The walk to the beach was about 10 minutes, so if you have kids would plan for a cart or wagon to tote your beach gear.
The swimming pool was very nice but it was really cold when we went in June- we unfortunately barely used it as a result.
Would definitely recommend!

Review of 3 Sutherland

2nd Floor Bathroom Shower needs tile maintenance. We were made aware of this prior to our stay; however, once inspected it was discovered the maintenance would require more than a couple of hours. The ceiling in the front room needs repair as it appears there was water damage and now possibly mold on the ceiling. The full bed frame was broken when we arrived. The new frame was replaced within 3 days by the rental agency. The pool had a haze about it and once our clothing was turning green we reported it. The rental agency sent for pool maintenance where it was found the filter was dirty and chlorine was needed. We enjoyed that there was plenty of room for 11 guests. The living room was furnished with enough sofa room for all to enjoy game night and conversation. The location was wonderful. Quick bike ride to beach and general store. The pool was a nice size that fit all of us comfortably. The rental agency was awesome to work with. Very customer friendly and responsive.

Very beautiful home! Lovely neighborhood! Enjoyed our stay! All of us enjoyed the spacious pool and deck! Short walk to beach! Close to stores but farther away from Cologny shopping which we enjoy. Over all I would highly recommend this home and setting.

Beautiful spacious home

Very nice beautiful home and neighborhood! Enjoyed the large pool but not sure it was cleaned before our arrival. Lots of trees around so I am sure that is a factor. Pool was great for all ages! Close to beach. We definitely would like to rent again in future!

Great house on quiet court

This was a great house on a quiet court. The interior was nice and the pool was great. The front porch was perfect for a morning coffee. Easy walk/bike ride to the beach. Would definitely stay here again. Only concern was the kids room can get warm as the AC doesn't work in their as well.

Had a great week with just a few concerns!

Beautiful home and comfortable with lovely decor, wonderful seating room and plenty of space for everyone. First concern was the step out of the front door. My husband almost took a fall on the first day. I came close to going down later in the week. The fact that the smoke detectors were not working properly were another concern. There was a leak in the upstairs shower which could eventually ruin the floor and down to the ceiling below. The outdoor grill needed a good cleaning when we arrived and has several parts that should be repaired.. The 6th bedroom isn’t a proper bedroom as it does not have any ventilation or window. It became unusable.

Perfect rental for large family

I rented this house for my family during our stay at Hilton Head to attend my sons wedding. The property was beautifully maintained and very clean. Lots of room for members of the extended family that came for a BBQ and swim. Would definitely recommend to stay at this house, Vacation Homes of Hilton Head made everything very easy. Perfect place for large family

I am so happy I found this house for my family to stay at while we were visiting Hilton Head for my sons wedding! Plenty of room for everyone. Great Vacation

Great location and great house for our large family vacation. House was clean and well appointed. Very close to the beach. Kids enjoyed the flexibility of the pool and the beach. Would rent again.

Great Location

House in a great location. On a semi private street - great area to ride bikes and walk. Short walk or drive to the beach. House is a nice size, family room fits all. New mattresses and a beverage refrigerator would make it top notch. Managing company was great. Would revisit.

June 2020 Stay

We have always loved Palmetto Dunes and this house was a great fit. Beach walk is lengthy but totally worth the 7 to 10 mins! Great section of the beach that was super busy at all.

We had a fantastic time this week with our adult children and 2 new grand children. Due to Covid, our Island experiences were limited. We cooked every meal in. And mostly used or pool out back. The location was great and area golf courses were wonderful.
The house was clean and well appointed. The kitchen and eating areas were perfect. There was plenty of room for adults and children. The power went out and propane was empty but we’re taken care of.

Family Getaway

We had an amazing time at the property. Beautiful area, pool was the BEST investment for our grand kids. There were a few items we had to call management about that were simple fixes.We picked this specific house because it had one of the largest happy with our choice.

Last Minute Trip to Hilton Head

This property was fantastic. One of the best houses we've stayed in out of our many vacations to several destinations. We had three families, 14 people, and never felt like we were on top of one another. The living room, kitchen, and dining area were all very spacious and the 6 bedroom layout was great. Kitchen was well stocked, plenty of bath towels were provided, and the front porch made the trip. The pool size was very large compared to others in the area. It gets plenty of sun in the afternoon but also provides plenty of shade on those hot, summer days. The house sits on a very private cul-de-sac so plenty of privacy. The kids loved biking to the General Store every day for their sweet treats. All three families were very pleased with everything and will return again next year.

Hilton Head Last Minute Trip

We had three families (14 total) that decided to take a last minute trip to Hilton Head and booked this house within a week a departure. It was one of the best houses we have stayed in during our many vacations over several destinations. We never had to call management because we had no problems. It sits on a very quiet cul-de-sac with about 6 houses total. It was very clean upon arrival. The kitchen, living room and dining area were very spacious and the 6 bedroom layout was perfect. The kitchen was well stocked and there were plenty of bath towels for everyone. The pool was of great size and received plenty of sun in the afternoon hours but also provided lots of shade for those that wanted it. The beach was a short, 5 minute walk over a beautiful lagoon. We rented bikes for the week so the kids were able to go to the General Store to get ice cream (their favorite part of the trip). Palmetto Dunes is a great plantation, very quiet, beautiful landscaping throughout, and centrally located on the island to restaurants, golf, Kroger and Starbucks. For those that love seafood, we recommend Hudson's on the Dock.

Grand Home

Grand old lady is a wonderful home and was a good host for our family on our annual holiday trip to Hilton Head. She us in need of a deep clean and some maintenance but has plenty of space and a good layout.

Enjoyed the porch

The house was very nice, lots of room! Bunk room too small, as was queen bedroom/bath. Beach!!

We had a great time here. All eleven of us enjoyed the pool, playing games in the living room and meal prep in kitchen! Beach was a short walk or bike ride! We rented bikes which everyone enjoyed! Dolphin cruise was disappointing!

Wonderful for large families.

This home was everything it was advertised and more. Fully stocked kitchen if you are cooks, like us. Large pool with plenty of space to escape the heat. I suggest an outside trash can at the pool area.

Beautiful home with lots of room for everyone. Quiet neighborhood with quick and easy walk to the beach. Great location in Palmetto Dunes-close to shopping and restaurants. Bunk bedroom too small for 4 people and not enough room to open sleep sofa so plan accordingly; perfect room for young children. Management company was very accommodating and responsive to our questions.

Fantastic Getaway!

9 women arrived from all over the country and were greeted by this amazing property in beautiful Hilton Head! The accommodations were perfect, giving all of us our own sleeping space, plenty of bathroom space and a huge kitchen and living area to entertain. We spent most of our time in the back lounging by the pool or just down the road at the beach. We couldn't have asked for a better place to get together for a celebration! We will definitely be back!

Wonderful!!!

This home is absolutely lovely! It was perfect for my family during spring break. Plenty of room and very comfortable. Our only suggestion would be to make the elevator available for use. We had a family member in a wheelchair and that would have been very useful. Great location and awesome area. We would definitely stay here again.
